I went to college on the Isle of Wight and studied an extended diploma in advanced technical engineering before moving to Sussex.
After moving to Sussex I started working as a mains water leak technician, where I gained an understanding of how the water network works. During this employment, I applied and successfully joined the forces where I worked 2 years. I’ve always loved engineering in all areas, I have a keen interest in motorcycle engineering. I left the forces in summer 2022 and as of Autumn 2022 I have started a university degree in building surveying.
I feel lots of my knowledge gained in the forces could assist me with working as a building surveyor. Alongside the degree I work for Earl Kendrick assisting EKA South and EK RCA’s with all ranges of surveying practices. I’m very early in my career and thoroughly enjoying every moment.
My favourite part of the work I do is currently every day is a day I gain invaluable experience and knowledge; from simple things like how a building goes together to what causes a building to deteriorate.
Additionally, alongside work and university, I am also a sapper in the army reserves, in the Royal Engineers. I am currently undergoing training to become a combat engineer and surveyor in the army, this is a part time role I typically do on weekends.
Outside of work I love nothing more than lifting weights, running and going for motorcycle rides. I’m also a computer enthusiast and love everything IT, which led to a love of Warhammer too!

James Paul is a chartered building surveyor with experience in all property sectors with a particular expertise in insurance and reinstatement cost assessments. In 2019 he set up EK Reinstatement Cost Assessment™ Ltd with Julian Davies, a dedicated service line devoted entirely to RCAs / insurance valuations, and calculating Declared Values for buildings insurance purposes. James heads this up as his primary focus at Earl Kendrick with a country-wide national focus. His career in property began in 2006 as a project manager for a residential property developer in Scotland, before moving to London in 2011 and becoming RICS qualified.
James has pioneered the change of view within the industry towards the application of VAT on works in RCAs spearheaded by his 2020 whitepaper ‘is subject of VAT proving to be taxing?’ In 2021 he published what is still believed to be the most comprehensive FAQ guide designed specifically for UK property managers on the subject of RCAs. Since then James has built the team at EK RCAs and focussed on highlighting the widespread problems of under-insurance and over-insurance, and has been instrumental in leading the industry press criticism of ‘Desktop RCAs’ and the ways these have produced unnecessarily high insurance premiums through bloating and largesse.

EK Cost Management is lead by our Managing Director, Rikin Kerai. It was his belief that there’s a new, contemporary way of doing things. Rikin was brought up close to construction and ever since has challenged the status quo. His strong commercial mind and business acumen developed while at the University of Westminster and during his Royal Institution of Chartered Surveyors (RICS) qualification that is to follow. While Rikin completed his education he also began to amass working experience, and then went on to work at a number of the industry’s largest contractor and construction consultants.
He has worked on a plethora of different projects gaining valuable experience in every sector from residential to offices, health care to retail, heritage to hotels, you name it – for both private and public sector clients. From inception through to completion, Rikin has provided and been responsible for all services relating to construction consultancy – ranging from cost consultancy to project management. This knowledge allowed him to think bilaterally about improving the way things worked, and even challenge the industry as a whole. Exposure to different projects, clients, project teams and locations left Rikin speculating about whether there was a different method of doing things. That seed of an idea blossomed and that’s why he has decided to lead us and our cost consultancy and management team at Earl Kendrick Cost Management.
Rikin brings a new breed of construction consultancy, his personable, hardworking approach fits naturally alongside a can do attitude. Most importantly is that Rikin and his employees love and enjoy what they do, for clients and communities. One client turned to two, three projects turned to four – and now EK Cost Managements client list and project portfolio continues to grow.
