Fire stopping was found in satisfactory condition in this Manchester block of flats. The main issue was the common parts fire doors, many of which had have too large a gap at bottom. Some of them were up to 30mm. Whilst there are strips you can fit to the base of fire doors to close the gap within a 3-4mm tolerance, the strips will only go to a max 14mm so unfortunately all of these fire doors would need to be replaced.
The flat entrance doors, whilst currently complaint, had been painted many times, including over the intumescent strips. Intumescent strips are unlikely to function as intended if painted over, thus in these cases, the strips can be replaced. However, given the doors will not have been tested with several layers of paint, we advised the client to budget for replacing the doors rather than adding another layer of paint during the upcoming phase of redecoration works!
