Overview

The building is a new build having been constructed in 2010 and overlooks Southbourne beach with its wonderful views.

Leaks were reported in intermittent areas across the building where there is a parapet wall around the penthouses.  Several attempts at diagnosing and fixing the problem had been attempted prior to EKW becoming involved with the last being major works in 2017.

We provided an initial synopsis recommending a more detailed look into the cavity as issues pointed to a problem within the cavity. We were then instructed to oversee the opening-up to look across a section of cavity and identify the exact cause of the leaks.  Our investigation identified problems with the installation of an improvised cavity tray and how the work was detailed.

Remedial works and timing is being discussed with the client but will involve the removal and replacement of both the cavity tray and the insulation within the cavity. The works are quite technical and external elements such as the optimum method of removing the insulation needs to be agreed but EKW have submitted proposals on how to achieve this.
