We found numerous issues with fire stopping that had been labelled and signed off by a FIRAS approved contractor. Given FIRAS’s strict standards of training, vetting and certification, we found this unusual to say the least. We contacted WarringtonFire, the body behind FIRAS, and they advised that this contractor was not on their approved list. Always check who are you appointing!

The fire doors were in a reasonable condition with some having gaps that were just over the acceptable tolerance of 3 mm.

The main fire stopping issue was with the extract unit inside the flat: it had none. We were also given access to only one flat out of 50 so the sample was too small. We have recommend to the managing agent a minimum of 15 flats (30%) would need to be inspected to glean a more holistic view of the fire stopping inside the building and as necessary, gain access to all flats for a more through survey and in due course, for remedial works too.
