Earl Kendrick North is delighted to be instructed as contract administrator and principal designer for a programme of roof replacement works to a 7 storey residential Property in Sheffield.
During our initial defect investigations following reports of numerous leaks into the Property, and to assist with the design stage of the project, we recommended a core sample was taken to determine the build-up of the roofs.
This confirmed the roofs are a warm deck construction, though we found no vapour control barrier to any of the roof areas where the core samples were taken.
A vapour control barrier is required in-between the insulation and the deck. Without it, condensation can occur and cause the deck to deteriorate. It is a Building Regulations requirement to ensure a roof’s construction does not aid condensation.
A new warm deck roof will be installed, and in order to assist the Client to manage the impact on the leaseholders we put together a phasing plan. The lower roof section will be replaced during phase 1 of the work in 2021, with the upper section scheduled to commence during phase 2 of the work in 2022.
