Built in 2004, the exterior was holding up well although parts of the interior were now approaching the need for a refresh. We formulated one elemental build rate for the main accommodation areas of the hotel which took into account the exterior cladding system, tiling and profiled steel roof.
Separate rates were obtained for the plant rooms, kitchen areas, restaurant / bar area and conference facilities, and our client was provided with a full breakdown that separately identified all these parts of the building along with the extensive tarmacadam surface parking which in itself constituted a significant six figure sum of the overall declared value. We also had some fun working out the little details such a as custom neon sign at roof level and a branded roadside totem advertising the hotel.
Covid has sent the leisure and hospitality sector through the wringer in the past couple of years but it was nice to see patrons and staff bouncing back in Manchester earlier this year when we attended to inspect.
