Our EK North team have been working closely with a Manchester based housing association where we were required to renovate a derelict property located In Levenshulme. We acted as lead designer, Contract Administrator and Principal Designer on the scheme.
As part of our role as lead designer we provided layout plans, finishes schedules and sample boards to help assist the client with visualising the abandoned properties potential.
We inspected the property and produced a detailed scoping document with a full construction estimate for the works. We then chaired the design team meetings with the client and agreed on a scope to progress to the tender stage. We produced a full tender package with drawings to four frame work contractors. The scope of works included;
Upon return of the tenders we undertook a post tender questionnaire with the contractors and undertook a value engineering to ensure the project was within budget.
We then project managed the construction phase where we encountered unforeseen variations to the contract. We arranged design team meetings and further value engineered the project to ensure the scheme was delivered within budget to a high standard and most importantly delivered on time for the new tenant to move in.
